Infrared Inspection for locating Moisture in Structures

Infrared Moisture Inspection

Structural infrared imagery

Eller Infrared Services can help identify moisture problems in structures which are invisible to the unaided eye. Using non-destructive Infrared Thermographic scanning of walls, floors, exterior structures, and other structural features, our Engineers can accurately pinpoint moisture accumulation caused by leaks in plumbing and roofs, or from other sources.

Detrimental Effects of Moisture

In addition to the effects of moisture in compromising structural integrity, excessive moisture is also responsible for Mold growth, and what has recently been termed as "Sick Building Syndrome" (SBS). According to the Environmental Protection Agency, "There is no practical way to eliminate all mold and mold spores in the indoor environment; the way to control indoor mold growth is to control moisture."

Molds can contribute to health issues, and may contribute to allergic reactions, asthma, and other respiratory complaints. Molds and other Biological contaminants are thought to be one of the factors responsible for Sick Building Syndrome, which produces symptoms such as headache; eye, nose, or throat irritation; dry cough; dry or itchy skin; dizziness and nausea; difficulty in concentrating; fatigue; and sensitivity to odors.

Eller Infrared Services Can Help

The infrared inspection services offered by Eller Infrared Services are an excellent first step toward controlling moisture by first identifying the sources of moisture. Infrared inspection technologies are especially useful in identifying moisture in numerous conditions and situations including, but not limited to the following:

  • Immediately after any water damage occurs, such as that from a flood, leak, or equipment failure
  • Before acquiring a building suspected of having hidden moisture issues (remember, a musty odor is caused by moisture)
  • When inspectors cannot offer a definitive answer on potential moisture issues due to specific coatings and finishings being applied to walls in basements, for example
  • When plumbing leaks have occurred
  • Locating excessive moisture present in inaccessible crawlspaces
  • When openings in the building, including doors and windows are suspected of leaking
